Ade Hill of Mendip Living caught up with Will Parfitt and asked some pertinent questions relating to the changing face of the local property market…

What is happening with the property market?

People love to find a reason why we get fluctuations in the market, I hear people blaming Brexit, the hot weather, the world cup; the list is endless. The reality is we are in, what I consider, to be a normal market place, where good old fashioned sales skills are required to successfully sell a home. It is best to ignore outside influences that you can’t control and concentrate on what you can do, to sell your home; albeit price, great photography, pro-active marketing, agent choice etc.

Is it still a good time to move?

This is one of the most common questions we get asked. It is always a good time to move and this decision is made easier when your personal situation requires a move. When moving home it is the relative price gap between you selling and buying that is key; as long as its affordable then it will be the right thing to do. It is quite normal that the house you end up buying is not on the market when you choose to sell. Getting yourself in the best position to buy is the most important thing to do first, this way you will maximise the value in your home and not be under any pressure when it comes to making the right house choice.

I can’t see a property to buy, so don’t want to market yet?

First of all do not panic. There are a multitude of reasons properties do not sell and remember just because it hasn’t sold in the first few weeks doesn’t mean something is wrong with your house. Are you having regular meetings with your agent to discuss marketing strategies. Looking at price, photographs, full descriptions, social media campaigns, viewing numbers, feedback, virtual reality tours, website statistics etc.
